Abstract

      The effects of touristic activities on the geographical landscape of Tenerife have been studied explaining their origins and recent evolution.       Real estate investment rythms have been the key element in the spatial changes which have transformed the island during the last thirty years.       This paper explores the features characterizing the present real state rise. There are two main objectives: a) to explore the nature, process and extent of real property; b) to approach the possible connections between the economic ups and downs and spatial outcomes.       Research has been coducted in the whole island of Tenerife showing the situation of real estate process at the end of December 1998 in relation to four aspects: significance of building activity, the actors, implications for urban form, and spatial and typological segmentation of the real estate market.
